Lessons Learned from Maintenance: The 5 Rules of Maintenance

Apartment Maintenance Professionals are an incredible group!  The “best in breed” techs and supervisors I work with teach me a lot.  Boiled down to the very essence, it seems there are 5 basic rules that make them successful:
1.        If it’s broken we fix it
2.       If we can’t fix it we replace it
3.       If we can prevent it we will
4.       If it’s not where it’s supposed to be, we move it
5.       If we’re not allowed, empowered, funded to do these things, we will stay a while hoping it changes but ultimately will move on

The first 4 are a matter of skills and caring.  The 5th rule is where the sticking point is.  Many valuable Maintenance Professionals leave because they aren’t allowed to do their best at what they do, whether it’s money, poor management, or other things beyond their control.
